We conduct routine inspections every 6 to 12 months to ensure the property is well-maintained. We also perform inspections before move-ins and after move-outs.
Tenants can submit maintenance requests through our online portal or by phone. We promptly address urgent issues and coordinate regular maintenance to keep your property in excellent condition. For emergencies, they may call us or use our 24 hour answering service that will contact us after hours. After receiving a repair request, we will contact the tenant and ask them questions in order to help us determine the exact nature of the problem before sending a service technician. We make sure it is not something the tenant can fix themselves (ex: reset button on the disposal, tripped breaker etc.) before your money is spent on a service call.

Yes, we handle the entire eviction process in compliance with local laws, from filing necessary legal documents to overseeing the removal of tenants if required.
The Trust Account is required by the Real Estate Services Act. Its purpose in property management is to hold rent monies and cash balances on behalf of the Client.
The Property Manager holds the rent deposit in the Trust Account on behalf of the Tenant and Landlord.
As per the Residential Tenancy Act, the rent deposit is required to be used as last months rent.
Unless the Tenant is responsible for any damage or repairs related to the property, the Owner is typically responsible for any repairs and maintenance. Palladium Property Management is responsible for the coordination and repairs and maintenance and the cost of such work is paid by your rental income or float money that has been set aside in the Trust Account.
Palladium Property Management uses it’s advanced portal to provide reports on a monthly basis. In addition, owners can log in and few detailed reports on rent payments, profits and expenses at any time.

In Ontario, owners cannot ban a renter from having pets live in their unit. However, that legal right is not absolute. Under certain circumstances, a landlord could evict a tenant for having a pet. This happens in situations where a pet results in substantial interference with the reasonable enjoyment of others or the legal rights of a tenant or landlord. It also applies if the pet or renter causes wilful or undue damage or commits an illegal act. For example, if you have a large dog that breaks a door, that could be grounds for eviction. Other types of substantial interference grounds include allergies, excessive noise, or smells
related to the pet.
